What is your lawn doing?

Send my request
  • $650 to $1,250

Usual cause. Old trenches, rotted roots, and soil that heaves in wet winters leave high and low spots. The mower scalps the bumps and misses the dips.

That is for lawns under 2,500 sq ft. Bigger yards cost more.

  • $650 to $1,250

Usual cause. Packed soil keeps water and air from reaching the roots. Pulling small plugs, then spreading a sand and compost mix, lets the lawn breathe and fills shallow dips.

Lawn size sets the price. One cubic yard of mix covers about 650 sq ft at half an inch.

  • Priced after inspection

Usual cause. Dense clay soil holds winter rain on the surface. Grass roots drown and moss moves in.

Note in your request if water sits for more than a day after rain.

  • $1,250 to $2,350

Usual cause. Thin or patchy grass fills in better when the ground is level first. New seed goes down with the topdressing.

That is for lawns of 2,500 to 6,000 sq ft.

  • $450 to $950

Usual cause. Soil over an old sewer line or a removed stump settles as it packs down or rots. These dips are often deeper than 3 inches.

Deep holes get filled in layers, then seeded or sodded on top.

  • Priced after inspection

Usual cause. When the ground tilts toward the foundation, rain runs the wrong way. Reshaping the grade sends it away from the house.

Price depends on how much soil has to move and how easy it is to get into the yard.

Why Seattle lawns go lumpy

Much of the Seattle area sits on dense glacial till, so winter rain sits on top instead of soaking in. Old trenches and stumps settle and leave low spots. Plain topsoil breaks down and can sink again, so a sand and compost mix is often used to hold the grade.

Note these before a visit

They help the specialist figure out how much material to bring and how to reach your lawn.

  1. Watch where water sits. Note any spot that stays wet for more than a day after rain.

  2. Measure your side gate. A gate under 36 inches wide, or steps to the lawn, changes how material gets in.

  3. Flag sprinklers and buried wires. Mark sprinkler heads and invisible dog fence lines so nothing gets damaged.

  4. Check the deepest dip. If a low spot is more than 2.5 inches deep, say so in your request.

Questions people ask

Who actually does the work?

An independent local lawn specialist. Seattle Lawn Leveling is a referral service, not a landscaping company. We pass your request to one specialist who works in your area, and they contact you directly.

Why sand and compost instead of topsoil?

Plain topsoil and bark break down over 6 to 12 months, so low spots sink again. Washed sand does not rot or pack down. The compost in the mix holds water and feeds the grass.

Will sand smother my grass?

Not if it goes on thin. About half an inch to an inch per pass leaves the grass blades poking through. Deeper holes get filled level and seeded on top.

When is the best time to level a lawn here?

Late April through June, and late August through October. The soil is warm enough then for grass to grow up through the new layer.

Do you cover Bellevue, Kirkland, and Redmond?

Yes. We take requests from Seattle, Bellevue, Kirkland, Redmond, Sammamish, Issaquah, Mercer Island, Shoreline, Bothell, and Renton.
